Q: Which home improvement would make the most impact on a buyer?
Which home improvement would make the most impact on a buyer: roof replacement or updating a master bathroom? Our home is in Northwest Raleigh and wondering what buyers are looking for in this area. Thanks!
A: There are too many unknown variables to give a definitive answer, so the best one is: it depends.
Most Buyers will see the bathroom during their tour of the property and a new bathroom will have a positive impact on most (assuming it is nicely done). The condition of the roof may no even come up in their discussions until after a contract is signed and they have an inspector tell them the roof is at the end of its life and needs replacement, if that is the case you are facing. You can then negotiate a new roof or perhaps an allowance they can use for a roof when they do replace it. If the roof is not leaking or obviously aged out, then a new roof may not be required or requested.
If you are on a tight budget and cannot afford to do both projects, then perhaps it is best to keep your cash reserves healthy in case a new roof is warranted. By foregoing the new bathroom you might take longer to sell (how bad is it now?) or at least expect it to sell for less, but the dollar for dollar return is rarely 100% on any home project. In other words, the amount you invest in the bathroom renovation will not come back in an equal price increase, but perhaps it will bring a quicker sale, and there is some value to that.
